Fire Inspections frequent issues and reasons for permit refusal
Commercial Building Fire Review Checklist
- Is occupant load calculation included and based on correct occupancy of the building?
- Is site plan complete? Site plan should include locations of hydrants, fire lanes; include dimensions, distances, diameters and specs of underground pipes, radius of turns
- How is water supplied? Include water utility provider.
- Is a sprinkler required? Locate riser room on floor plan and termination of underground piping on site plan.
- Is building considered a high-rise? 7 stories will require a fire pump and emergency generator.
- In groups of buildings, is sufficient clearance provided for the construction type.
- Are fire walls drawn on floor plan? Different ratings should have different symbols for each rating. Separations should include door rating and door rating should be in door schedule.
- Are penetrations in rated assemblies depicted in drawings with references to their approval by a third party? Drawings should depict each type of penetration in each type rated wall.
- Do plans include dimensions for length of corridors?
- Are enough exits provided?
- Is the capacity of the stairs sufficient for the occupant load?
- Locate riser room for the sprinkler and the location of major components. Drawings should have details of coverage areas and code reference of which type of system, the material used (steel or CPVC) and capacity of each zone.
- Are drawings provided for fire alarm system? The location of major components should be included. Are exit signs and extinguishers in the correct locations?
Annual Inspection Issues
- Exits blocked by storage.
- Extension cords used permanently and covered by carpeting or furniture.
- Exit signs and emergency lights in-operable
- Non-conforming door locks. Thumb twist type latches are required on exit doors. Security doors cannot be barred during business hours and are required to have a notification sign and door must remain un-locked during business hours
- Un-approved fire extinguishers or expired inspection stickers.
- Fire extinguishers blocked by furniture or decorations.
- Non-functioning alarm systems.
- Expired inspection stickers on hoods and hoods that have not been cleaned.
- Improper storage of flammable liquids. Once a container is opened, it must be properly stored.
- Combustible materials stored in proximity to sources of heat. Ovens, space heaters, water heaters and small appliances require all guards in place and a safe distance to combustible materials.
- Inspection called in before work is ready. Subs should call in their own inspections after verification by Foreman.
- Wrong inspection code.
- Permit numbers for Sprinklers and Alarms are not the permit numbers for the building
- Expired permits. Permits expire in 6 months of no activity.
- Not getting a rough inspection to verify location of major components. Electrical contractors will install J-boxes for detectors in the wrong location for the alarm company.
- Working without a permit. Permit fees are doubled when issued and work can be ordered to stop.
- Installing drywall over sprinkler pipe before the pipe has been tested for leaks.
- Failure to connect systems to the alarm. Hoods, duct smoke detectors and building controls must be monitored and addressed.
